End of Year Analysis

As we spring towards the end of 2009 we can reflect on a turbulent couple of years for the nation’s housing market. Now we are beginning to recover from the effects of the credit crunch we can look back on the facts and figures.

 

Many experts from within the housing industry expected dramatic falls in property prices and this has not come about, due mainly to a shortage of property available on the market.

A Continuing Improvement

After a difficult year for West country properties, buyers are back with demand for second homes in some areas outstripping supply. Prices fell over the last twelve months because the second home market had practically died but things are different now.

 

An increase in sales over the Summer, has proved that people now have the confidence to proceed to purchase whereas, over the last year even if people did have the cash, they were not sure if purchasing was the right thing to do.

Back in the Black

The Royal Institute of Chartered Surveyors reports that the house price net balance turned positive for the first time in two years and the net balance of Chartered Surveyors reporting rises rather than falls in house prices reached a positive reading, the highest result since May 2007.

 

The national average has been boosted by the data from the South of England, especially London and the South East. There are further signs that the change in news flow on the housing market may be slowly encouraging vendors back into the marketplace.

Sustained Recovery

On the latest nationwide figures, The National Association of Estate Agents President Gary Smith commented:

 

“The latest statistics from Nationwide appear to confirm that the housing market has finally bottomed out and indications are that we are hopefully moving to a point where gradual recovery and prices witnessed this year will be sustained.

Politicians and banks must do more to sustain improvements in the housing market according to Britain’s estate agents after activity stabilised in June. The National Association of Estate Agents found that on average agents continued to have more interest although fewer properties were available for sale.

 

NAEA president Gary Smith said “The housing market is in a far stronger position than it was 12 months ago. After several months of continuing improvement the market stabilised in June ahead of an expected seasonal dip throughout the summer.”
